Electrical testing rules for landlords means you must now test your home every five years. EICR (Electrical Installation Condition Report) certificate must be done by a certified electrician or an approved electrical engineer.
The best way to find out whether your electrics are safe is to consult a qualified electrician and carry out required test and inspection report EICR (Electrical Installation Condition Report). Carrying out at frequent interval and get peace of mind.
In the UK this should be done every 5 Years on a rented property or on change of occupancy, and more often for business premises.
Electrical inspection involves carrying out both visual checks and electrical tests.
- Visual checks involves checking sockets and lights for damage or deterioration, the fuse box to check for its condition and complies with safety regulations, inspecting wiring and earthing.
- Electrical tests involve putting an electrical current into a circuit to measure the resistance of the earthing, and to check the insulation of the wiring, we also check if the wires are the right way around (polarity) and if the RCD (Trip Switch) operates within the correct time and specifications

For rental property one should have an electrical inspection done every 5 years or on change of occupancy. This is now a legal requirement as of 1st June 2020.
A property should also ideally be tested before being sold so that the buyers know the condition of the electrics – though it is not required by law.
In a normal house (generally residential property of home owner) you should have them tested every 10 years.

It very much depends on the size of the property and the number of circuits to be tested. For normal 2-3 bedroom house – an EICR might take anywhere from 3 to 4 hours to complete.
The short answer is no, which may come as a surprise. An electrical safety certificate i.e. EICR(Electrical Installation Condition Report), is not required by law for sellers to present to buyers.
However it may be better to have that handy as it gives peace of mind to buyers and help complete the house selling process smoothly.
